Selling well comes down to three things done right: price, presentation, and handling the offers and the diligence that follow. Here is how I approach each.

Price to the market, not to hope

The single biggest mistake sellers make is pricing to what they wish the home was worth. The market decides, and it decides fast. I price to the live comparable sales and tell you the truth, even when the truth is not the number you hoped for. A home priced right draws competition; a home priced high sits and then sells for less.

Presentation earns the premium

Clean, decluttered, well-photographed homes that show well consistently outperform. I will tell you the handful of things worth doing and the things that are not worth your money, so you spend effort where it returns.

The part after the offer

Getting an accepted offer is the start, not the finish. Inspection responses, appraisal, and the buyer's financing all have to clear. My negotiating background matters most here, holding your net together through the BINSR and any surprises so you actually close at a number you are happy with.

Common questions

How do you decide what my home is worth?
By pulling the live comparable sales for your specific neighborhood and home type and reading them honestly, then factoring in condition and the current market. Ask me to run your numbers and I will give you a defensible figure, not a flattering one.
Should I make repairs before listing?
Some, not all. I will walk your home with you and point out what returns and what does not, so you do not over-invest. The goal is the best net to you, not the most spent.
