What the numbers can and cannot tell you
Valley-wide averages make headlines, but they rarely describe your home. The metro spans dozens of distinct submarkets, and a single median can hide wide differences between, say, a built-out central neighborhood and a newer community on the edge.
That is why I price to the live comparable sales for your specific area and home type, and why I will never hand you a Valley-wide figure and call it your answer. The data starts the conversation. Twenty-four years of reading it finishes it.
