Choosing and Working with a Listing Agent

Every agent in Arizona can enter your home in ARMLS. What separates a great listing agent from a mediocre one is what they do before the listing goes live, how they price it, how they negotiate the offers, and how they handle problems when the deal gets complicated.

What a Listing Agent Actually Does

A listing agent prices your home using comparable sales data, manages professional photography and listing preparation, markets the property through ARMLS and supplemental channels, communicates showing feedback, presents and negotiates offers, manages the transaction through closing, and advocates for your interests at every step.

They also pre-qualify buyers before accepting offers, review competing offers strategically, and advise you on when to accept, counter, or hold out for a better position. The agent who does all of this well earns their commission. The agent who just enters it in MLS and waits does not.

Questions to Ask Before Signing a Listing Agreement

How do you price a home? (Look for a specific answer about comparable sales methodology, not 'I have great instincts.') What does your marketing package include? (Professional photography is the minimum -- ask about videography, floor plans, and any paid digital distribution.) How many listings are you actively managing right now? (A buried agent with 30 active listings may not give yours the attention it needs.)

How do you handle multiple offers? (Ask about their process for presenting offers and whether they advise you on negotiation strategy.) What is your list-to-sale price ratio? (This reflects how accurately they price homes.) What happens if we get a low offer? (Look for a thoughtful answer about negotiation, not 'I'd just reject it.')

The Listing Agreement and Its Terms

The listing agreement is a contract between you and the brokerage. It specifies the listing price, the compensation structure, the listing term (typically 90 to 180 days in Arizona), and what marketing services you will receive. Read every line before you sign.

The protection period (also called the safety clause) is a standard provision that applies after the listing expires. It protects the brokerage if a buyer who was introduced during the active listing period returns and buys after expiration. Understanding this clause is part of knowing what you are signing.

Red Flags to Watch For

An agent who suggests a significantly higher listing price than the comparables support is likely 'buying the listing' -- getting your signature by telling you what you want to hear. Overpriced homes sit, go stale, and eventually sell for less than they would have at the right price from day one.

An agent who is difficult to reach before you sign will be difficult to reach during your listing. Test their communication responsiveness during the interview process, not after you are already signed.

Common questions

Should I interview multiple listing agents?
Yes. Interview at least two or three. Compare their pricing rationale, marketing plans, and communication style. The agent with the highest suggested price is not automatically the best choice -- they may be inflating the number to win your business.
What is a reasonable listing agreement term in Arizona?
Three to six months is standard. Shorter terms give you more flexibility if you are not satisfied. Longer terms may be appropriate for higher-priced or slower-moving properties. Negotiate a term that gives the agent enough time to execute their plan.
What does a Zillow Premier Agent listing mean for my home?
It means your listing gets elevated placement on Zillow, which is where most buyers start their search. More visibility means more showings. More showings means a larger and more competitive buyer pool. It is one of the concrete advantages I bring to every listing.
