The Home-Selling Process, Step by Step
The selling process in order, so you know what to expect at each stage and where the real decisions happen.
Prepare, price, and launch
We start with a pricing analysis on the live comps, then a short prep plan (the items worth doing), professional photography, and a launch that puts your home in front of the active buyer pool. The first week or two of activity tells us whether the price and presentation are landing.
Offers through closing
When offers come in, we evaluate them on more than price: financing strength, contingencies, and timing all matter. Once under contract, we manage the buyer's inspection and BINSR, the appraisal, and the path to closing. I keep the deadlines and the negotiation on track so your net is protected to the end.

Common questions
- How fast will my home sell?
- It depends on price, condition, and the current market in your area. A well-priced, well-presented home draws activity quickly. Ask me for current days-on-market in your neighborhood and I will pull it live.
- Should I accept the highest offer?
- Not always. The strongest offer accounts for financing, contingencies, and timing, not just the top-line price. I help you read the whole picture so the deal actually closes.
