Open Houses: Safety When Selling in the Phoenix Valley
An open house in Cave Creek or Scottsdale is not a showing. Anyone can walk in. Security and stepping away come first.
An open house is not a showing. Anyone can walk in. Plan accordingly.
A showing is a controlled visit: the buyer has usually been vetted, is often prequalified, and is working with an agent under an agreement. An open house is the opposite. The door is open to anyone who chooses to walk in off the street, vetted or not. That difference makes safety and security the first consideration, not an afterthought.
Security comes first
Lock away all valuables, medications, documents, keys, and anything sensitive, the same list as showings, taken even more seriously.
Secure firearms.
Never leave the home staffed by one person alone with a stream of unknown visitors. This is a real safety issue, and it is exactly why this should not be on you.

Let the team handle it, and be gone
The right way to run an open house is with experienced agents managing the door, greeting visitors, and watching the home, while you are away. You should not be hosting strangers in your own home or trying to watch every room. When you list with me, my team runs the open house: we manage entry, keep eyes on the home, engage visitors, capture every lead, and follow up. You get the exposure without the exposure to risk.
If you ever must be present
Keep your distance, interact minimally, never tour alone with a stranger, and let the agents manage the floor. But the goal is simple: let the team handle it and step away.

Common questions
- Are open houses safe for sellers?
- They can be, with proper security prep and experienced agents managing entry. Never host alone with a stream of unknown visitors.
- Should the seller attend their own open house?
- Usually no. Buyers relax and stay longer when the owner is not present. Security and lead capture are the agent team's job.
- Do open houses actually sell homes?
- They add exposure and capture neighbor and drive-by interest. They work best as part of a full marketing plan, not as the only strategy.
