New construction is a great option in much of the Valley, but the builder's sales agent works for the builder. You want someone in your corner, and it usually costs you nothing.
Bring your own representation
The friendly agent at the model home represents the builder's interests, not yours. In most cases I can represent you on a new build at no cost to you, and I make sure the contract, the deposit terms, the upgrade pricing, and the timeline all work in your favor. Bring me in before you sign anything, ideally on your first visit.
What to watch on a new build
Builder contracts favor the builder, upgrade pricing can balloon, and completion timelines slip. I help you understand what is negotiable (often more than buyers think), what the standard finishes really include, and how to protect yourself if the timeline moves. A third-party inspection on a new home is still worth doing, and I arrange it.

- Yes. The on-site agent represents the builder. I represent you, usually at no cost to you, and I protect your interests on the contract, upgrades, and timeline. Just bring me in before you sign.
- Is it worth inspecting a brand-new home?
- Yes. New does not mean flawless. A third-party inspection catches issues while the builder is still on the hook to fix them. I arrange it as part of representing you.
